		Petit Bouteau has been renovated with heating to high standards, antique furnishings. Sitting room has open firplace stone walls, TV, DVD, CD player, radio, piano. A fitted kitchen with dinning area has fridge freezer, electric oven, gas hob, dishwasher and magamix. Downstairs cloakroom,WC, washbasin, washing machine and tumbledryer. A double bedroom downstairs leads to a twin bedded room with shower, vanitory was basin and WC and bidet.Upstairs leading off a study gallery, are one twin and one double bedroom served by a bathroom.
		Outside gravel terraces surround teh cottage a wisteria covered pergola shades an outdoor eating area. A BBQ, wendy house and swings are set in a woodland garden a 10 x5m pool for your own private use with views to the west.
		Delightfully situated by a wood and at the top pf the valley between Monsegur and Duras, commanding beautiful vistas across the valley of the Dropt and enjoys, the much forgotten pleasures, which accompany this rural setting such as the cuckoo, hoopoo, butterflies and the meadow life. Whichever way you turn from the cottage, you will find vineyards orchards of peaches nectarines, apples, plums and pears and in the Spring an abundance of asparagus; you will feel you are every much a part of a thriving community.In Monsegur you can go horse riding or enjoy the open air swimming pool and nearby tennis courts. Lake St Sernin, 15 minutes drive away, offers many amenities such as sailing, wind surfing, wake boarding, pedalos lakeside café and for the younger children a playground area with safe, sandy beach watched over by a life guard. Ste Foye la Grande, 20 minutes away, now offers a splendid golf course with a converted chateau as a clubhouse.
